Unless a local ordinance provides otherwise, land divisions that result in four or less parcels may be reviewed and approved in an expedited manner through the creation of a certified survey map:¹

1. 1. Certified survey map. Land divisions that result in four or less parcels may be surveyed, monumented and mapped by a registered land surveyor.
   2. The local governing body or plan commission has 90 days to approve, conditionally approve or reject the certified survey map, stating conditions of approval or reasons for denial.  Some local ordinances also require review by objecting agencies.
   3. The approved certified survey map must be filed with the county register of deeds within 12 months of the last approval and 36 months of the first approval.
